A New Roof Built |for Idaho Weather|
Treasure Valley roofs don’t fail the way roofs fail in wetter climates. We’re high desert here. Summer sun and wide temperature swings do most of the aging, and winter finishes the job. The valley runs well over a hundred freezing nights a year, and that freeze and thaw cycle works at flashing, pipe boots, and any seam that’s already loose.
Wind is the other half of it. Idaho’s code sets a 90 mph design wind speed for the valley. That’s the same as the 115 mph ultimate speed you’ll see quoted elsewhere. Snow load matters too, and it isn’t uniform. Ada County builds to a 20 psf ground snow load with a 25 psf minimum on the roof, while lower Canyon County towns sit closer to 15 to 18.
None of that is a reason to panic about your roof. It’s the reason a full tear-off and replacement outlasts a patch job once a roof reaches a certain age. When shingles across the whole roof have given up their granules, replacing the failed section just moves the next leak somewhere else.
Peak Roofing is owner-operated. Peak Roofing was already a trusted name in the valley when Mike took it over. He brought more than 10 years of hands-on experience with him. Read our story

We measure your roof by satellite
Square footage, pitch, and layout come straight from the imagery. The number of squares on your roof is the single biggest driver of what it costs, and we get it from your actual roof rather than an average.
See real pricing and choose what's next
Book the install, or book a free inspection first if you'd rather have someone look at it. The price rests on a measurement of your roof, and we confirm the final scope at the inspection, since decking condition and ventilation aren't visible from above. Nobody calls you unless you ask.
- See your monthly payment too
We offer financing on qualifying replacements. That includes zero-percent options for up to 24 months. Pre-approval is a soft pull, and we can send it by text or email.
Signs It's Time to Replace Your Roof
- Curling or missing shingles
Edges lifting or corners curling means the shingle has lost its flexibility. Scattered missing shingles after a wind event is a different conversation than curling across the whole roof.
- Granules in the gutters
Those granules are the shingle’s sun protection. Once they’re gone, the asphalt underneath starts to go quickly.
- Daylight or stains in the attic
Light through the decking, or a stain spreading across the ceiling, means water is already getting past the roof surface.
- Twenty years or more
Most architectural asphalt roofs here run 20 to 30 years. Past twenty, the question shifts from whether to when.

Our Roof |Replacement Process|
- Get your price online
Address in, price out, about a minute.
- Free inspection with photos
We walk the roof, check flashing, ventilation, and the places leaks start, then show you what we found rather than describing it.
- Written scope and color selection
You’ll have the exact price and full scope in writing before anyone starts. Then you pick your shingle color.
- Tear-off and install
We strip the old roof down to the decking and check what’s underneath. Synthetic underlayment goes down, ice and water shield at the vulnerable areas, then the new shingles, flashing, and pipe boots.
- Magnet sweep and walkthrough
We sweep the property for nails, clean up, and walk the finished roof with you.
Asphalt |Shingle Options|
- Architectural shingles
Also called dimensional. They’re layered, which gives them depth on the roof and more resistance to wind than a flat shingle. This is what goes on most homes we do.
- Three-tab shingles
Flat, single-layer, and lighter on cost. They have a shorter life and less wind resistance, so we’ll walk you through the trade before you choose one.
- Class 4 impact-resistant shingles
These carry the highest impact rating available. With some insurers a Class 4 roof may qualify your home for a premium discount, though that varies by carrier and policy, so it’s worth a call to your agent. See the shingle lines
- Free ridge vent upgrade
Attic ventilation is what keeps heat and moisture from cooking your shingles from underneath. A ridge vent upgrade comes free with a qualifying replacement, because a roof that can’t breathe doesn’t reach its rated life.
What Affects Your Roof Replacement Cost
Roofing quotes vary because roofs vary. These are the things that actually move the number.
Size and pitch
Roofs are measured in squares, and a steeper pitch is slower and more involved to work on than a walkable one.
Complexity
Valleys, dormers, chimneys, and skylights all add flashing work. A simple gable roof and a cut-up roof of the same square footage aren't the same job.
Layers coming off
A roof with two existing layers is twice the tear-off and twice the disposal.
Decking condition
We can't see rotted or delaminated decking until the old roof is off. If it needs replacing, that's real material and labor.
Shingle line and ventilation
Architectural versus three-tab versus Class 4, plus whatever the attic needs to breathe properly.

Warranties and the Peak Promise

Can I really get a price online without a visit?
Yes. Enter your address, we measure your roof by satellite, and you see real pricing for that roof. We confirm the final scope at the inspection, because decking and ventilation aren’t visible from above. No one calls you unless you want us to.
How long does a roof replacement take?
Most valley homes are a one-day tear-off and install. Larger, steeper, or more cut-up roofs run into a second day. Weather can move the schedule, and we’ll tell you what to expect before we start.
Does homeowners insurance cover a roof replacement?
Often, when the damage comes from a covered event like wind or hail rather than age or wear. Every policy differs, so we won’t promise an outcome. We can inspect, document what we find, and help you through the claim. Storm damage roofing
How long will a new asphalt roof last?
A quality architectural asphalt roof commonly runs 20 to 30 years here. How well it’s installed and how well the attic breathes both decide whether you reach the top of that range. Groups like the NRCA make the same point. It’s why the ridge vent upgrade is included.
Do I need a permit to replace my roof?
In most valley cities, yes, and the rules aren’t uniform. A few towns exempt a straight single-layer tear-off and replacement. We pull whatever your address requires, so it isn’t something you handle.
