The Part of Your Roof |That Wears Out First|
The first thing to go is the sealant on your nails. When your roof went on, every exposed nail and fastener head got sealed. Five to ten years of sun and freeze-thaw cracks that sealant and pulls it loose. Those nails run straight into your decking. Once the seal fails, rain follows the nail down.
You won’t see it happen. Water soaks into the wood decking under your shingles a little more every storm. It can go on for months before a stain shows up on a ceiling.
That’s how a small leak becomes a big bill. Wet decking goes soft, then rots. Nails stop holding in soft wood, so shingles start to lift and slide. Now you’re paying for a decking repair or a full replacement years before your roof was due.
The Tune-Up reseals those fasteners proactively before water gets in.

What's Included in |the Tune Up?|
A complete roof inspection
We walk the roof and check the shingles, flashing, valleys, ridge and hip lines, vents, pipe penetrations, and every exposed fastener. It's the same checklist as our free inspection.
Resealing and minor maintenance
Exposed nail and fastener heads get resealed. Accessible nail pops get corrected. Where it's needed, we seal small gaps around penetrations and flashing and clear debris out of valleys and other spots where water sits.
Pipe boot protection
The rubber boots around plumbing vents crack under valley sun faster than most people expect. When yours needs it, we install a secondary rain collar over the existing boot. One collar is included.
Vent pipe painting for curb appeal
Bare vent pipes stand out against the shingles. We can spray paint them to match your preferred aesthetic, so they blend in and the whole roof looks cleaner from the street.
Attic inspection
If we can get into the attic, we check for moisture, water staining, decking problems, insulation issues, and poor ventilation. A failed seal often shows up underneath before it shows up anywhere else.
Gutter and drainage check
We look at gutters and downspouts for debris, loose attachment, and signs of overflow. Cleaning isn't part of the Tune-Up.
Before and after photos
You get photos of what we found and what we fixed. You see the work instead of taking our word for it.
Price may vary for larger roofs. Asphalt shingle roofs only.

It Won't Make Your Roof Younger, |But It Keeps Weather From Aging It Early!|
A tune-up doesn’t extend the life your shingles were built for. They age at the same rate either way.
A lot of early replacements start with water getting in somewhere small and going unnoticed for years. Rotted decking turns a roof that had years left into a roof that has to come off.
Resealed fasteners and protected pipe boots close the most common small entry points. The shingles still wear out on schedule. Water just stops setting the date.
If We Find Something Bigger
The Tune-Up covers minor maintenance. It doesn’t cover repairs.
If we find damaged shingles, a failed pipe boot, flashing that’s pulled loose, an active leak, or soft decking, we photograph it, explain what we’d recommend, and give you a separate repair estimate.
If that repair comes to more than $1,000 and you have us do it, your $399 is credited toward it. If you’d rather wait or get another opinion, that’s up to you!. You’ll still have the photos!
$399 credited toward any Peak Roofing repair over $1,000.
Year Round Preventative |Maintenance|
The valley is hard on sealant. Summer sun bakes it. Winter swings above and below freezing, and that cycle works on anything that’s already loose. Wind gusts into the sixties and seventies pull up whatever the cold already lifted.
We do Tune-Ups year-round. Fall makes sense for most people, because a problem found in October costs less than the same problem in February & Spring is a good time to see what winter did.
Is Your Roof Due for |a Tune-Up?|
Your roof is five to ten years old
That's when fastener sealant usually starts to fail. If your roof went on between 2016 and 2021, you're in that window now.
You just bought the house
You don't know what the last owner did or skipped. A Tune-Up gives you a starting point, with photos.
Your roof just came through a hard summer
A long run of hot valley days bakes sealant and dries out the rubber on pipe boots. Late summer and fall are a good time to see what the heat did.
Any roof, if you'd rather not wonder
Same logic as a furnace service. You don't wait for it to break. You book it, it gets handled, and you know where your roof stands.
When it's not the right call
If your roof is near the end of its life or already leaking, maintenance won't change the outcome. Start with a free inspection and we'll tell you where it stands. Tune-Ups are for asphalt shingle roofs only.
Meet the Owner |Behind Your Roof|
Peak Roofing was already a trusted name across the Valley when Mike took it over. Mike is a husband and a dad of three, so he knew that reputation was worth protecting. He brought more than 10 years of hands-on experience with him. The focus is simple: keep building that reputation one family at a time.
That means clear answers, a written scope, an exact price before any work starts, and of course, the Peak Promise.
The Peak Promise
We strive for perfection on every home. If a job hits a bump, we stand behind our work. If something needs fixing after we’re done, just call us. That’s our promise.
PEAK INTEGRITY
You’ll get an honest estimate and a clear price before any work starts. We walk your roof, show you what we find, and explain your options. No pressure and no two-hour sales pitch. You decide when you’re ready.
PEAK WORK PROTECTION
A roof tear-off makes a mess, and there’s no way around it. So we take the precautions. We protect your yard while we work, then run a magnet sweep to catch every stray nail before we leave. You get your home back clean.
Peak Roofing did an excellent job on our project. Their team was professional, reliable, and completed the work on time. The quality of workmanship was outstanding, and they paid attention to every detail. Highly recommended for anyone needing roofing services!
Milt and his crew Were very professional, courteous and did a fantastic job. Their price was extremely fair. Always returned calls the same day, very happy with the job that Milt and his crew of Peak Roofing did.
Great experience with the whole team start to finish. Owner Michael was very thorough on the initial inspection and made me very comfortable throughout the entire process with constant communication!
Mike was great! We needed work done asap and he immediately came out to check out what was wrong. They were fast to fix things up and make our roof great and durable again! It was like new! Thank you!!
Highly recommend Peak Roofing! Great communication from start to finish, showed up when they said they would, and the crew was efficient and respectful. Solid workmanship and a smooth process.
The whole Peak Roofing crew was so professional and efficient! We had an accurate estimate within a day, and thanks to good weather, the tear-off and full re-shingle also only took one day! We even had to replace several pieces of sheathing from an old moisture issue in the attic, and that was done quickly and perfectly. The guys came prepared and were careful with the demo. We were also very pleased with the cleanup after it was done. Love that big magnet picking up stray nails! A few neighbors also commented how quick they were and the result looks perfect! Thanks, Peak Roofing crew and Milt!
How much does a Roof Tune-Up cost?
$399 for most homes. Larger roofs may cost more, and you’ll know the price before we start.
How is this different from your free inspection?
The free inspection is a look and a written report. The Tune-Up includes the same inspection, plus the minor maintenance done on the same visit and before and after photos of the work.
Does a tune-up extend the life of my roof?
Not the life the shingles were built for. What it does is keep small leaks from causing water damage that forces a replacement early.
What if you find a bigger problem?
We’ll photograph it, explain it, and give you a separate repair estimate. If the repair is over $1,000 and you have us do it, the $399 is credited toward it.
Do you do Tune-Ups on metal or tile roofs?
No. The Tune-Up is built for asphalt shingle roofs.
Can you do it in the winter?
Yes, we schedule Tune-Ups year-round. We need a dry roof that’s safe to walk. If the weather won’t cooperate, we’ll move your appointment.
Do I need to be home?
Not for the roof. If you want the attic checked, someone needs to let us in.
