Light Snow, |Heavy Sun|

Homedale sits in a corner of the region with genuinely different numbers than the rest of it, and a permit process that runs on its own clock. Both are worth knowing before you plan the work.

We are a small, owner-operated roofing company working across Homedale and Owyhee County. Peak Roofing started in 2017 and grew on referrals. Mike took it over with more than 10 years of hands-on roofing behind him.

We do residential work and we install asphalt. Expect a straight description of the roof’s condition and a clear set of options. If a repair is enough, we’ll say so. Read our story

Address only, and about a minute.

Satellite imagery supplies the square footage and pitch, so the price is drawn from your own roof. Homedale carries a lighter snow load than much of the region, though that is not what determines the cost of a replacement here.

Decking and ventilation get assessed at the inspection.

Zero-percent financing runs up to 24 months on qualifying work.

Homedale carries one of the lightest snow loads anywhere we work.

The University of Idaho’s statewide study puts Homedale’s ground snow load at roughly 15 to 16 pounds per square foot. For comparison, Emmett and Payette County publish 30, and Ada County uses 20. This southwestern corner, low along the Snake River, simply doesn’t load up the way the rest of the region does.

That doesn’t mean a lighter roof, and it’s worth explaining why. Snow was never the thing that finishes roofs around here. Sun is. We’re high desert, with roughly a foot of precipitation a year and summer heat that cycles a shingle every single day. Granules go, the asphalt underneath hardens, and the roof gets brittle years before any winter tests it.

Wind is the other one, and it doesn’t care about your snow load either. It lifts shingles at the rakes and eaves, and the worst of that damage looks like nothing from the ground.

So a light snow load is not the thing to judge a Homedale roof by. Sun and wind are.

Two permit paths, and one of them is slow.

If your home is inside Homedale city limits, the city has its own building department and you start at City Hall. If you’re outside them, it’s Owyhee County, and here’s a useful quirk: the county’s building department is in Homedale, on West Idaho Avenue, even though the county seat is over in Murphy. The office is right in town.

The county route takes time though. Once a complete application is in, Owyhee County says it takes roughly four weeks to return an approved permit, and any missing document restarts the wait. That’s the longest lead time anywhere in our service area. It isn’t a problem if you know about it. It’s a month of delay if you don’t.

We confirm which path applies to your address before we schedule anything, and we start the clock when you approve the scope rather than when the crew is ready to roll.
The town. Homedale sits at about 2,241 feet on the Snake River, which forms the county line here. It was platted in 1907, it’s the largest city in Owyhee County, and it had 2,881 residents at the last census. The older parts of town come with older decking, and you never really know what’s under a roof until it’s off.

Homedale |Roofing Questions|

Talk with Peak Roofing

Do I need a permit to replace my roof in Homedale?
If you’re inside city limits, the City of Homedale handles it. Outside them, it’s Owyhee County, whose building office is right here in town on West Idaho Avenue. We confirm which applies and pull it.
Owyhee County says roughly four weeks to return an approved permit once a complete application is in, and missing paperwork extends that. It’s the longest wait in the area we serve, so county jobs need to start earlier.
Not really. Homedale does carry a lighter snow load than most of the region, but snow isn’t what wears roofs out around here. Sun and wind are, and those don’t ease off just because winters are mild.
Yes. Enter your address and we measure your roof by satellite, then show you real pricing for that roof. We confirm the final scope at the inspection, because decking and ventilation aren’t visible from above.
Both. On an older roof a repair is often the right call, and we’d rather do the repair and earn the bigger job later. Repair estimates are free.
