From 1910 Bungalows
|to 2005 Builds|

Boise roofs cover a wide range of ages. A 1910 bungalow in the North End and a 2005 build in Southeast Boise need different conversations. We’ll look at yours, tell you what we find, and explain your options in plain terms.

Peak Roofing works across Boise and the wider county as a small, owner-operated company. It started in 2017, grew on referrals, and Mike took it on with more than 10 years of hands-on roofing behind him.

We do residential work and we install asphalt. If a repair is enough, we’ll say so.

We take the measurements off satellite imagery. The number you get is built from your roof, not an average of everyone’s. A 1910 bungalow in the North End and a 2005 build in Southeast Boise price very differently, and the tool knows it.

See your price and pick what is next Install, free inspection, or nothing at all. Scope is confirmed on the roof, since decking and ventilation cannot be assessed from above.

Our Roof Replacement Process

Your address gives you a price in about a minute.

Then we look at it properly

A free inspection covers flashing, ventilation and the transitions where leaks actually start. You get the photographs.

Everything in writing

Scope and price agreed before a single shingle moves. Boise requires a permit for a residential re-roof, and we pull it as part of the job.

The work itself

Old roof off, decking checked while it is open, new system on.

Cleanup you notice

Magnet sweep across the property, then a walkthrough together.

Warranties and |the Peak Promise|

Warranty-backed work, plus the manufacturer’s warranty on the shingles themselves. We go through what covers what before the project begins. We work under Boise’s own design criteria: a 20 psf ground snow load and a 90 mph design wind speed.
We aim to get your roof right the first time. Once in a while a job hits a bump. What matters is that your roofer stands behind the work. If something needs attention after we’re done, you call us and we take care of it. That’s the promise we stand behind on every job.

Peak Roofing is licensed, bonded, and insured under Idaho registration #4071991.

The unique local block. Every fact is verified. Sources at the end.

Boise sits at about 2,700 feet in a high desert valley, and that shapes how roofs age here. Summer highs run into the low 90s. The valley sees only eleven to thirteen inches of precipitation a year. What wears shingles down here is sun and temperature swings more than rain.

Winter does a different kind of damage. Boise averages about 108 nights a year at or below freezing and roughly twenty inches of snow. Freezing and thawing works at flashing, pipe boots, and any seam that’s already loose.

The city builds to a 20 psf ground snow load and a 25 psf minimum roof snow load, with a 90 mph design wind speed. That’s the nominal figure. Written the other way, it’s the 115 mph ultimate design speed in the residential code. Boise doesn’t require ice barrier underlayment, because the valley has no real history of ice damming. It is a detail that surprises people who have moved here from snowier states.

Wind is the bigger risk here. On May 28, 2026, the Boise Airport recorded a 68 mph gust, among the strongest ever measured in the valley in May. Gusts like that lift shingles at the rakes and edges first, and the damage usually isn’t visible from the ground.

Your permit runs through City of Boise Planning and Development Services. Boise is the county seat of Ada County, and a residential re-roof needs a permit here. We pull it, so you’re not chasing paperwork.

Roof age varies a lot by neighborhood. The North End and Hyde Park run to pre-1940s homes with steeper pitches and older decking underneath. The East End along Warm Springs Avenue is similar. The Bench, Central and Depot both, hold a lot of mid-century stock. Southeast Boise, Barber Valley, West Boise, Collister, and Columbia Village trend newer. Citywide the median home was built around 1984, which puts a lot of Boise roofs at or past the point where a second roof comes due.

Talk with Peak Roofing

Can I really price my roof online without a visit?
Yes. Enter your address and we measure your roof by satellite, then show you real pricing for that roof. We confirm the final scope at the inspection, because decking and ventilation aren’t visible from above. No one calls you unless you want us to.

Yes. Residential re-roofs in Boise require a permit through City of Boise Planning and Development Services. We pull it as part of the job.

Both. Plenty of Boise roofs need a repair rather than a replacement, and we’d rather do the repair and earn the bigger job later. Repair estimates are free.

Most Boise homes are a one-day tear-off and install. Larger or steeper roofs run into a second day. Weather can move the schedule, and we’ll tell you what to expect before we start.
A quality architectural asphalt roof commonly lasts 20 to 30 years here. How well it’s installed and how well the attic breathes both decide where in that range you land, which is why the free ridge vent upgrade comes standard.
