Everyone Offers One. What |Happens After Is the Difference|

Every roofing company in this valley offers a free inspection. So the offer itself tells you nothing.

What’s worth asking is what happens after. Do you get photographs or a verdict? Does anyone go on the roof, or just look at it from the driveway? And is the person inspecting it able to tell you your roof is fine, or does the business model require finding something?

We think a free inspection is only worth anything if the assessment is honest. If your roof has eight good years left, that’s what the report will say, and we’ll be the company you call in eight years.

What We |Actually Check|

Granule loss, curling, cracking, and blistering. Granules are the shingle’s sun protection, and in a high desert valley that’s the layer doing the hardest work.

A shingle that lifts too easily has lost its seal, usually from wind. From the ground it looks completely normal. This is the single most missed form of damage.

Pipe boots, vents, and chimneys. The rubber collars around plumbing vents crack under valley sun faster than most homeowners expect, and they’re a common source of a leak nobody can locate.

Wall intersections, step flashing, and valleys. Most leaks start at a transition rather than in the open field of the roof.

Rakes, eaves, and drip edge. Wind lifts shingles here first, so edge damage is the earliest evidence of a storm the roof survived.

Granule accumulation tells us the roof is shedding its protection. Dents in the soft metal tell us it took hail, and which direction the storm came from.

Daylight through the deck, staining on the sheathing, compressed insulation, and whether the ventilation is actually balanced. A lot of roof problems are visible from underneath before they’re visible from above.

What You Get |Afterward|

A written roof condition report with photographs of anything we flagged. Not a verbal summary at the door.

The report tells you what we found, what it means, and what your choices are. One of those choices is doing nothing for now. If work makes sense, you’ll get a clear estimate for it. If it doesn’t, you’ll have documentation of your roof’s condition with a date on it, which is worth having if you file a claim later or sell the house.

You’re not obligated to anything, and nobody follows up with a sequence of calls.

This is the headingaWant the small stuff fixed on the same visit?

The free inspection tells you what's going on. Our $399 Roof Tune-Up includes the same inspection, plus resealing exposed fasteners, pipe boot protection, and minor maintenance done while we're up there.

When to Get Your Roof Inspected

Valley wind gusts reach into the sixties and seventies, and the damage that matters most is invisible from the ground.

Not because something’s wrong, but because that’s when knowing your timeline starts to be useful for planning.

Freezing and thawing works on anything already loose. Small problems found in October are cheaper than the same problems in February. Or have us handle the small stuff now with a Roof Tune-Up.

Granules at the eaves, a stain on a ceiling, shingles in the yard, or daylight in the attic.

More on that below.

Storm Damage |Inspections|

After hail or high wind, an inspection does a second job: it creates a dated record of the roof’s condition.

We photograph what we find and put it in a written report, which is the documentation an insurer will want if you decide to file. We can also be there when your adjuster comes out, so the roof gets looked at the same way twice.

We won’t tell you your claim will be approved, because that isn’t our call, and we won’t push you to file when the damage doesn’t support it. Sometimes the repair costs less than the deductible and filing isn’t worth it. More on storm damage and claims

Roof Inspections for |Buying or Selling a Home|

A general home inspector looks at a roof from the ground or from a ladder at the edge, and their report usually says something like “appears serviceable.” That’s often as far as it goes.

Knowing whether the roof has two years left or twenty changes what the house is worth to you. We’ll walk it and give you a written condition report with photographs, which is a more specific answer than most buyers get.

A roof with visible age invites a price negotiation. Knowing its actual condition, and whether a repair would resolve the objection, puts you in a better position than finding out during the buyer’s inspection.

Why It's Free, and |What That Means|

Fair question, so here’s the straight answer.

The inspection is free because it’s how we meet people. Some of those roofs need work, and we’d like the job. Plenty don’t. Those homeowners go in a file we’re glad to have, because every roof needs replacing eventually. We’d rather be the company they already know.

That’s the whole model. It only works if the assessments are honest, because a homeowner who gets told they need a roof they don’t need doesn’t call back in ten years, and they tell people.

So there’s no pressure attached, no limited-time framing, and no sequence of follow-up calls. If the answer is that your roof is fine, that’s the answer you’ll get.

Roof Inspection Questions

Talk with Peak Roofing

Is it really free, with no obligation?

Yes. No charge, no deposit, and nothing owed afterward. If we find work worth doing you’ll get an estimate for it, and you’re free to take it elsewhere or do nothing.

We get on it whenever it’s safe to. Seal failure, hail bruising, and cracked pipe boots can’t be assessed from a driveway. If the roof is too steep or too wet to walk safely, we’ll tell you what we can and can’t determine rather than guessing.

Usually under an hour for a typical valley home, longer for a large or complicated roof. You don’t need to be home, though most people prefer to be there when we go over the findings.
Then the report says so, and that’s a good outcome. You’ll have a dated record of its condition and a rough sense of your timeline, which is useful on its own.

Yes. A written condition report with photographs gives you a more specific answer than “appears serviceable,” which is what most general home inspections offer on a roof.
