You can find out what a roof here costs without booking anything or waiting for a visit.

Address in, price out.

Satellite imagery gives us the square footage, pitch and layout of your roof. So the figure is yours, not a regional average. A clean tear-off is also permit-exempt here, which takes one variable out of the timeline.

The scope is confirmed at the inspection. Decking condition and ventilation cannot be judged from imagery.

Financing on qualifying replacements includes zero-percent terms up to 24 months.

Warranties and |the Peak Promise|

We back the work, and the shingles carry their manufacturer’s warranty. Both get explained before we start rather than after. Caldwell publishes a 20 psf ground snow load and a 25 psf minimum on the roof.
We aim to get your roof right the first time. Once in a while a job hits a bump. What matters is that your roofer stands behind the work. If something needs attention after we’re done, you call us and we take care of it. That’s the promise we stand behind on every job.

Peak Roofing is licensed, bonded, and insured under Idaho registration #4071991.

The unique local block. Every fact is verified. Sources at the end.

Caldwell has a permit rule worth knowing about, and most homeowners here don’t.

Under the city’s code, a residential re-roof doesn’t need a permit when the new roofing isn’t going over an existing layer. Put plainly: tear the old roof off down to the deck and put one new layer on, and no permit is required. Roof over the top of what’s already there, and you need one.

There’s a nice logic to that, because the option the city treats as simpler is also the better way to do the job. An overlay hides whatever is wrong underneath. You can’t inspect decking you never uncovered, and you’re adding weight to a roof structure that was designed for one layer. We recommend a full tear-off regardless of what the permit rules say, and in Caldwell that happens to be the more straightforward path too.

Two things worth adding. If your home sits in Caldwell’s historic district, exterior work can require a certificate of appropriateness, which is a separate process from a building permit. And permit rules change. If your situation is unusual, or if you’re unsure whether your roof already has two layers on it, we’ll check it at the inspection and confirm with the city.

Caldwell’s design numbers. The city publishes a 20 psf ground snow load and a 25 psf minimum roof snow load. Caldwell sits at roughly 2,370 feet, and it’s the seat of Canyon County. Idaho’s residential code sets a 90 mph design wind speed here, the same figure as the 115 mph ultimate speed in the code tables.

What actually ages a roof here. Sun, mostly. We get eleven to thirteen inches of precipitation a year and summer highs in the low 90s, so shingles lose granules to UV and heat cycling long before rain matters. Winter brings well over a hundred freezing nights, and that freeze and thaw works at flashing, pipe boots, and any seam already loose. Ice damming isn’t a real problem in this valley, which is why ice barrier underlayment isn’t required across the roof.

The housing. The median Caldwell home was built around 2003, and the city has grown from about 60,000 people in 2020 toward 77,000. So a large block of roofs from the 2000s subdivisions is reaching the age where a second roof becomes a real conversation. That sits alongside genuinely older housing near the historic core.

We work regularly in Sky Ranch, Mandalay Ranch, Brittany Heights, Windsor Creek, Whitney Springs, and the older streets around Pennsylvania Park.

Caldwell |Roofing Questions|

Talk with Peak Roofing

Do I need a permit to replace my roof in Caldwell?

Not always, and Caldwell is unusual that way. Under the city’s code, a re-roof doesn’t require a permit when the new roofing isn’t going over an existing layer, so a full tear-off and single new layer is generally exempt. An overlay does need one. We’ll confirm what applies to your roof, and Caldwell Development Services handles permitting.

We wouldn’t. An overlay hides whatever is wrong underneath, adds weight the structure wasn’t designed for, and shortens the life of the new shingles. A tear-off costs more up front and is the right call almost every time.
Yes. Enter your address and we measure your roof by satellite, then show you real pricing for that roof. We confirm the final scope at the inspection, because decking and ventilation aren’t visible from above.

Both. Plenty of Caldwell roofs need a repair rather than a replacement, and we’d rather do the repair and earn the bigger job later. Repair estimates are free.

It can. Exterior work in the historic district may require a certificate of appropriateness, which is separate from a building permit. We’ll flag it at the inspection if it applies to you.
