Built to Gem
|County Numbers|

Emmett is not the same roofing job as a valley subdivision, and it’s worth knowing why before you hire anyone. The town builds to a heavier snow load than the cities down in the flats, and its housing is a good deal older.

This is a small company by choice. Peak Roofing has worked in Emmett since 2017, built the name on referrals, and Mike took it over bringing more than a decade on roofs with him.

We do residential work and we install asphalt. We’ll tell you what the roof is doing and what can sensibly be done about it. If a repair is enough, we’ll say so. Read our story

No forms, no phone call. Just an address.

The roof gets measured from satellite imagery and priced on its own square footage. Emmett builds to a 30 psf ground snow load, so the specification behind that price is a Gem County one rather than a valley one.

We confirm scope at the inspection, because decking and ventilation are not visible from the air.

Financing runs to 24 months at zero percent on qualifying work.

Emmett builds to a heavier snow load than the valley, and that’s the first thing to get right.

The City of Emmett publishes a ground snow load of 30 pounds per square foot. Down in Ada County it’s 20, and in parts of Canyon County it’s 15. That is a real engineering difference rather than a technicality, and it is the figure your quote should be built on.

Worth understanding what that figure means, because Emmett actually averages only about seven inches of snow a year, less than Boise gets. Design snow load isn’t about a typical winter. It’s about the heaviest load a structure has to be able to carry in a bad one. Emmett’s number is higher because the worst case here is heavier, not because it snows more often.

Emmett also publishes its wind requirement as a 115 mph design speed, which is the ultimate figure. Some valley cities publish the same standard as 90 mph nominal. Same requirement, written the other way.

Permits go to the city, and there’s a form just for roofing. Emmett runs its own building department and offers a dedicated online roofing permit application, which is unusual for a town this size and tells you re-roofs are routine here. If your address is outside city limits, it goes through Gem County Development Services instead, on McKinley Avenue by the courthouse. Gem County asks for 12 to 24 hours’ notice on inspections. We handle whichever applies.

The housing here is genuinely old, and that changes the job.

The median Emmett home was built around 1977, and close to a fifth of the town’s housing went up before 1940. Only about 18% has been built since 2000. This is the oldest housing stock anywhere we work.

On a house from the 1930s or earlier, the decking under your shingles is often boards rather than sheet material, laid with gaps between them. That’s normal for the era and not a problem in itself, but it changes how a new roof fastens down, and sometimes it means adding a layer before shingles go on. It’s also the sort of thing nobody can see until the old roof is off, which is why we tell you what we find rather than quoting around it.

Emmett sits at about 2,379 feet and is the seat of Gem County, with a downtown that still has buildings from the 1900s and 1930s in daily use. The population was 7,647 at the last census, up from about 6,600 a decade earlier.

Talk with Peak Roofing

Do I need a permit to replace my roof in Emmett?
Yes. The City of Emmett has a building department and even offers a roofing permit application specifically. If your address is outside city limits it goes through Gem County instead. We pull whichever applies.
It’s part of what the structure was built to. For a re-roof it mostly matters in that your roof was designed for a heavier load than a valley house, and anyone quoting you should know that rather than assume otherwise.
Not a problem, just a different job. Older homes often have board decking with gaps rather than solid sheet material, and sometimes that needs a layer added before new shingles. We’ll know once the old roof is off, and you’ll hear it from us then.
Yes. Your address gives us the measurement, and the measurement gives you a real number for your own roof. What we can’t see from the satellite is the decking and the ventilation, so those get confirmed on site.
Both. On an older roof a repair is often the right call, and we’d rather do the repair and earn the bigger job later. Repair estimates are free. Repair estimates are free.
