Knowing the Local |Rules Is Half the Job|
We are a small, owner-operated roofing company working across Middleton and Canyon County. Peak Roofing started in 2017 and grew on referrals. Mike took it over with more than 10 years of hands-on roofing behind him.
The company was founded in 2017 and built its name on word of mouth. It was already a trusted name here when Mike took it over. He brought more than 10 years of hands-on experience with him.
Middleton has some roofing rules that work differently than the rest of the valley, and knowing them is part of doing the job properly here. More on that below.
We do residential work and we install asphalt. If a repair is enough, we’ll say so.

One field, then a figure.
Satellite imagery supplies the square footage, the pitch and the shape of your roof, so the price is specific rather than averaged. Since a like-for-like re-roof here needs no permit, what you see is close to what the job costs.
We still confirm scope at the inspection, because decking cannot be assessed from the air.
Monthly terms are available on qualifying replacements.

Middleton’s permit rules are unusually relaxed on roofing, and that cuts both ways.
The city exempts two things from needing a permit. Taking asphalt shingles off and putting the same type back on, as long as the existing sheathing isn’t altered or repaired. And adding a second layer of asphalt over an existing original layer.
So in Middleton, roofing over your old roof is permitted without a permit. We’d still tell you not to.
Here’s why. An overlay puts new shingles on top of whatever is already wrong. You can’t inspect decking you never uncovered. You’re adding weight to a structure designed for one layer. The new shingles sit on an uneven surface and wear unevenly because of it. And when that roof eventually fails, you’re paying to tear off two layers instead of one.
And notice the condition in the first exemption. It applies only when the sheathing isn’t altered or repaired. That’s a real limit, and it’s one you can’t check in advance, because nobody knows what the decking looks like until the old roof comes off. If we pull your roof and find soft or rotted sheathing, the job changes and so does the permit picture. We’d rather tell you that up front than discover it together on day two.
Rules also change. We confirm what applies to your address before we start, and we handle the paperwork if any is needed.
The setting. Middleton sits at about 2,402 feet in northern Canyon County, along the Boise River. Canyon County ground snow loads run lower than Ada County’s, around 18 psf here. Idaho’s residential code sets a 90 mph design wind speed, which is the same standard as the 115 mph ultimate figure in the code tables. The valley is high desert, so sun and heat cycling take more life off a shingle than rain ever does.
The housing is split. Middleton was incorporated in 1910 and has a genuinely old center, but the median home here was built around 2009 and the town has grown from roughly 9,400 people in 2020 toward 14,000. That’s two different roofing conversations in one small town. Older homes near the core bring older decking and the questions that come with it. The newer subdivisions are mostly still on their first roof.
Do I need a permit to replace my roof in Middleton?
Often not. Middleton exempts a like-for-like asphalt replacement, as long as the sheathing isn’t altered. It also exempts adding a second layer over an original one. We confirm what applies to your address and handle any paperwork that’s needed.
So I can just roof over the old one?
Legally in Middleton, generally yes. We’d still advise against it. An overlay hides whatever is wrong underneath, adds weight the structure wasn’t designed for, and costs more to remove later. A tear-off is the right call almost every time.
What if you find bad decking once the old roof is off?
Then the job changes, and the permit exemption may no longer apply, since it depends on the sheathing not being repaired. You’ll hear about it from us before we go further, not after.
Can I really price my roof online without a visit?
Yes. Enter your address and we measure your roof by satellite, then show you real pricing for that roof. We confirm the final scope at the inspection, because decking and ventilation aren’t visible from above.
Do you repair roofs in Middleton, or only replace them?
Both. Plenty of Middleton roofs need a repair rather than a replacement, and we’d rather do the repair and earn the bigger job later. Repair estimates are free.
