The Permit Comes From Here. |The Inspector Does Not.|

Peak Roofing works Garden City and Ada County as an owner-operated company. Founded in 2017, grown on referrals, and taken over by Mike, who brought more than 10 years on roofs with him.

Garden City is its own city with its own building department, which surprises people given where it sits on a map. It also has older housing than most of the valley, which changes what we tend to find on a roof here.

We roof residential homes, and we use asphalt shingles. We’ll climb up, take a look, and tell you what your roof needs. If that’s a repair, we’ll say so. Read our story

Start with the address and nothing else.

We measure from satellite imagery, so the figure reflects your roof. On Garden City’s older housing the tool will not know how many layers are already up there, and that is one of the things the inspection settles on.

Decking condition and ventilation also wait for the inspection.

Zero-percent options run up to 24 months on qualifying replacements.

Roofing Services for |Garden City Homes|

On a home from the 1990s or earlier, we often find more than one layer of roofing history.

Roof replacement

A new roof means the old one comes off first. Owens Corning Duration shingles, free ridge vent upgrade, thorough cleanup. Up to $1,000 off a full replacement.

Roof repair in Garden City

Worn flashing, missing shingles, water showing inside. We diagnose it properly and say honestly whether a repair holds or whether you are past that. Free estimates.

Free roof inspection

No obligation. We walk the roof, photograph what we find, and give you a written condition report.

Storm damage roofing

Wind or hail damage gets inspected, photographed and written up, so you can decide about a claim with real information.

Roof tune-ups

Roof tune-ups of any size, and they pair naturally with a roof replacement because the edge details are shared.

Our Roof Replacement Process

Get the number first

Your address gives you a price in about a minute.

Then we look at it properly

A free inspection covers flashing, ventilation and the transitions where leaks actually start. You get the photographs.

Everything in writing

Scope and price agreed before a single shingle moves. Garden City issues the permit but contracts inspections out, so scheduling works differently here. We handle it.

The work itself

Old roof off, decking checked while it is open, new system on.

Cleanup you notice

Magnet sweep across the property, then a walkthrough together.

Warranties and |the Peak Promise|

Warranty-backed work, plus the manufacturer’s warranty on the shingles themselves. We go through what covers what before the project begins. Ada County design values apply, and Garden City is its own city despite where it sits on a map.
We aim to get your roof right the first time. Once in a while a job hits a bump. What matters is that your roofer stands behind the work. If something needs attention after we’re done, you call us and we take care of it. That’s the promise we stand behind on every job.

Peak Roofing is licensed, bonded, and insured under Idaho registration #4071991.

The unique local block. Every fact is verified. Sources at the end.

Garden City is its own city, and its permit process has a twist.

It sits surrounded by Boise, so people reasonably assume it’s part of it. It isn’t. Garden City has its own Development Services department, and your re-roof permit comes from them.

Here’s the part that catches contractors out. Garden City issues the permit, but it contracts the structural plan review and inspections out, to the Idaho Division of Building Safety and to a third-party provider. So the person who inspects your roof isn’t a city employee, and scheduling works differently than it does in a city that runs its own inspectors. It’s fine once you know. It’s a delay if you don’t. We handle it.

The housing here is older than the valley average, and that’s the bigger story.

The median Garden City home was built around 1994, and the city has been stable rather than booming, moving from about 12,300 people in 2020 to roughly 12,900. Almost every other town in this valley has been adding new subdivisions. Garden City largely hasn’t.

For a roof, that means a different conversation. Homes of that age are usually past their first roof and sometimes past their second. What we find here tends to be layered history: an overlay somebody added years ago, decking that’s been patched before, flashing details from two different installers. That’s not a problem, it’s just a reason the tear-off matters more. You can’t assess any of it without getting the old roofing off.

The setting and the code. Garden City sits at about 2,602 feet along the Boise River corridor, in Ada County. That means a 20 psf ground snow load with a 25 psf minimum on the roof, and a 90 mph design wind speed, the same standard as the 115 mph ultimate figure in the code tables. The valley is high desert, so sun and heat cycling take more life off a shingle than rainfall does.

Garden City |Roofing Questions|

Talk with Peak Roofing

Is Garden City part of Boise for permits?
No. Garden City has its own Development Services department and issues its own permits, even though it’s surrounded by Boise. It also contracts inspections out rather than using city inspectors, so scheduling runs a little differently. We handle all of it.
That’s common on older homes here, and it means a full tear-off rather than another overlay. Two layers is usually the limit, and adding a third puts weight on a structure that wasn’t designed for it. We’ll confirm what’s up there at the inspection.
It depends on the roof rather than the home. Some manufactured homes carry a conventional pitched roof that takes asphalt shingles like any other house, and that is ordinary work. Others have a low-slope or metal roof, which is a different system with different materials and different detailing. Tell us which you have, or send a photo from the ground, and you will get a straight answer rather than a maybe.
Yes. Enter your address and we measure your roof by satellite, then show you real pricing for that roof. We confirm the final scope at the inspection, because decking and ventilation aren’t visible from above.

Both. On an older roof a repair is often the sensible answer, and we’d rather do the repair and earn the bigger job later. Repair estimates are free.
