The Age Insurers
Argue About

Meridian roofs sit at an awkward age for storm claims, and that’s worth understanding before you call your insurer. Most of them are old enough for an adjuster to reach for the word wear, and new enough that real damage gets missed.

Peak Roofing is an owner-operated roofing contractor working across Meridian and Ada County. Founded in 2017, and the name spread by recommendation. When Mike took over, the name was already known in the valley.

More than a decade of hands-on work came with him.
We assess it, photograph it, and give you the honest version. Sometimes that means your roof came through fine. Read our story

After a Storm:
What to Do First

If water is coming in, call

Ring (208) 724-9315 rather than filling out a form. Leak calls jump the queue. Hours are Monday through Saturday, 7am to 6pm.

Look from the ground, not the roof

Walk the perimeter. Check the eaves for granules, look for shingles in the yard, and photograph anything you find. A wet or damaged roof is not a safe place to be.

Write down the date

Insurers work from a date of loss. Note when the storm hit before the details blur.

On a Meridian roof, note the date carefully. Age makes the date matter more here.

Get it inspected

We walk the roof, photograph what we find, and give you a written condition report. If there is no real damage, that is what it will say.

What Storm
Damage Looks Like

Most Meridian roofs are fifteen to twenty-five years old, which is the age adjusters argue about.

Creasing

A shingle lifted and dropped back into place looks completely normal and is finished. The mat is broken and the sealant will not hold again.

Edge loss

Wind works under rakes and eaves first. Damage tends to sit on one slope, usually the one you cannot see from the road.

Hail bruising

Soft dents with granules knocked off. It gives under a thumb, and it does not recover.

What is in the gutters

Granules collecting after a hail storm are evidence, even when the roof looks fine.

Soft metal first

An inspector checks vent caps before climbing, because thin metal dents when shingles only bruise.

Insurance Claims:
How We Help

Roofers get asked to do more with claims than they should. Here is where the line sits.

Ours to do.

Inspect the roof, photograph the damage, write it up, and be present when the adjuster comes so nobody is looking at it alone. Then give you a scope and a price for the work.

Not ours to do.

Promise an approval. Estimate a payout. Talk you into filing. File for you. Those are your insurer's business or yours, and a roofer pretending otherwise should worry you.

Filing is not always right either. If the repair costs less than your deductible, say so out loud and skip it.

Documentation decides claims on roofs of this age, because wear and storm damage look different in a photograph.

Any contractor offering to absorb your deductible is offering you a problem, and we do not do it.

Warranties
and the Peak Promise

Your work is backed and the shingles carry the manufacturer’s warranty. You will know what covers what before we start.

Is the short version of how we handle it when something needs attention afterwards. Read it in full.

After two documented storms in one season, plenty of Boise roofs have been worked on in a hurry. If something we did needs a second look next winter, that is a phone call rather than a negotiation.

Peak Roofing is licensed, bonded, and insured under Idaho registration #4071991.

Middleton’s permit rules are unusually relaxed on roofing, and that cuts both ways.

The city exempts two things from needing a permit. Taking asphalt shingles off and putting the same type back on, as long as the existing sheathing isn’t altered or repaired. And adding a second layer of asphalt over an existing original layer.

So in Middleton, roofing over your old roof is permitted without a permit. We’d still tell you not to.

Here’s why. An overlay puts new shingles on top of whatever is already wrong. You can’t inspect decking you never uncovered. You’re adding weight to a structure designed for one layer. The new shingles sit on an uneven surface and wear unevenly because of it. And when that roof eventually fails, you’re paying to tear off two layers instead of one.

And notice the condition in the first exemption. It applies only when the sheathing isn’t altered or repaired. That’s a real limit, and it’s one you can’t check in advance, because nobody knows what the decking looks like until the old roof comes off. If we pull your roof and find soft or rotted sheathing, the job changes and so does the permit picture. We’d rather tell you that up front than discover it together on day two.

Rules also change. We confirm what applies to your address before we start, and we handle the paperwork if any is needed.

The setting. Middleton sits at about 2,402 feet in northern Canyon County, along the Boise River. Canyon County ground snow loads run lower than Ada County’s, around 18 psf here. Idaho’s residential code sets a 90 mph design wind speed, which is the same standard as the 115 mph ultimate figure in the code tables. The valley is high desert, so sun and heat cycling take more life off a shingle than rain ever does.

The housing is split. Middleton was incorporated in 1910 and has a genuinely old center, but the median home here was built around 2009 and the town has grown from roughly 9,400 people in 2020 toward 14,000. That’s two different roofing conversations in one small town. Older homes near the core bring older decking and the questions that come with it. The newer subdivisions are mostly still on their first roof.

Talk with Peak Roofing

Does homeowners insurance cover roof replacement in Boise?
Often, when the damage comes from a covered event like wind or hail rather than age or wear. Every policy differs and we won’t promise an outcome. We inspect, document, and help you through it.
Not always. Sometimes the repair costs less than your deductible and filing isn’t worth it. We’ll tell you when that’s the case rather than pushing you toward a claim.
No, and there’s no obligation attached. If the roof came through fine, the report will say so and that’s the end of it.
Usually you can’t tell from the ground, which is the problem. Creased shingles and hail bruising both look normal from a distance. Check your gutters for granules and your soft metal for dents, then have someone walk it.
Not necessarily. Most policies require prompt notice after a loss and the window varies by carrier, so check your policy. Damage doesn’t disappear, and a dated inspection report is worth having either way.
